Stratford House

Change of use and internal renovation of a grade 2 listed building in Leeds.

Studio J Architects worked closely with the clients who were looking to set up a new restaurant in Leeds.

We visited several buildings with them to discuss how they could be transformed into the high quality restaurant they were wanting. Along with the practicalities of gaining planning permission and building regulations approval.

After several discussions the Grade 2 listed building of Stratford House was chosen in the north Leeds suburb of Leeds.

The building is a mix use development with residential units to the upper floors and 2 commercial units on the ground floor. The unit we were to transform was previously a bar. Although everything had been stripped out to leave an empty shell.

Firstly we needed to gain planning permission for a change of use to a restaurant, along with amendments to the externals and external signage approval.

As the building is Grade 2 listed and had residential units above it, this meant a little more work that normal. However planning permission was granted with no issues.

With planning approval secured we worked, closely with the client, to develop the interior layout. A key aspect of the restaurant design was to maximise the number of covers they could achieve. While not over crowding the space.

The final layout had the main restaurant area and bar on the ground floor, with access to the external spaces. On the basement level there is the kitchen, with a special chef’s table area, toilets, office and storage.

We produced detailed design drawings for the builders to work from along with coordinating all building regulations requirements.

The final design of the restaurant creates a relaxed but high quality eating experience.
