This type of home improvement has been increasing in popularity since the 1990s. And our Leeds architects can tell you, the trend is going nowhere.
Single-storey house extensions are undoubtedly the most common type of project we work on.
That’s because they make a big impact for a reasonable cost, especially when compared to moving to a larger property.
When designed carefully, single-storey extensions can add much-needed extra space, improve the overall flow of a home and also boost its value in the long term.
Single-storey rear extensions are the most often requested types of extension – and we’ve worked on many over the years.
Usually, such extensions are a way for clients to merge their kitchen, dining and living spaces.
Open-plan living and a more relaxed lifestyle is in vogue, but most UK properties built in the mid-20th century had separate dining, cooking and relaxing areas.
For practical reasons, rear extensions are also chosen because they can be built on existing garden space.
Single-storey side extensions are an alternative option if you want to preserve green space or build in place of a dilapidated garage, for example.
And front-facing single-storey house extensions can also improve the ‘kerb appeal’ of a property while adding more space where it is needed inside. Although these can be much harder to get planning approval for.
Every home is different – and so are the people who live there.
So it stands to reason that for every ten single-storey extensions we work on, there are ten different designs.

Having a single-storey extension isn’t just sticking a box on the back of your property, either. We can get creative, working with different materials, using unusual angles and adding picture windows for a contemporary look filled with light.

In many cases, a single-storey house extension can be completed using permitted development rights. This means you do not need planning permission as long as certain requirements are met, but we’d always recommend to secure a Lawful Development Certificate.
For single-storey house extensions on a terraced or semi-detached house, extensions are normally limited to three metres in depth. On detached properties, this increases to four metres.
There are some exceptions to these rules. It is possible to apply for a Larger Homes Extension, which permits developments of up to six or eight metres, depending on the property. This is subject to consultation with your neighbours.
And there are yet more considerations in conservation areas and on some newly built properties, where special permissions from the developer might be required. Building regulations also need to be satisfied.
For these reasons, navigating the planning system and dealing with local authorities can feel overwhelming. However, our team can guide you through the process every step of the way.
