Residential architect – the seven most popular house projects we deliver

View all news

Residential architect life means working on certain house projects time and again.

Here we list the seven most popular types of development we deliver as Leeds architects. They represent the foundations of our practice.

Each project category includes a snippet of specialist insight, to help you decide what works best for your property ambitions.

Single storey house extensions in Leeds and Yorkshire

This type of project is more than often a kitchen extension.
That’s because generally, most homeowners desire more space for dining, living and cooking together with their families.

We often design single-storey extensions for older properties, which typically have small or galley kitchens. But we’ve also worked on single-storey extensions for homes built as recently as ten years ago.

Even though this is the most popular project we work on, it’s still important to consider the specifics of your home. How the house relates to your garden and, for example, what purpose a utility room is to be used for make a difference to the result.

Every single-storey extension is unique because it is designed to fit your lifestyle and improve your home.

Two-storey extensions in Leeds and Yorkshire

Two-storey extensions are the way growing families can expand their home without leaving an area they love.

Often, a two-storey extension will add a fourth bedroom with an en-suite bathroom upstairs. And downstairs there will be extra living space to enjoy.

Planning regulations are tighter when it comes to two-storey extensions. Planners generally want the new extension to be ‘subservient’ to the original building. This can be tricky if you don’t have a lot of space at the side of your home to work with.

It’s a time to know the rules in detail, transferring this knowledge to the architectural design to make sure planning permission is granted.

Internal remodelling and refurbishment in Leeds and Yorkshire

Sometimes, we don’t need more space creating in a house. But the existing space needs to be reconfigured to make it more efficient or useful.

When it comes to remodelling, we always tell clients to stay open-minded. Just because a room is currently used for one purpose, say the kitchen, now, doesn’t mean it always has to be that way.

Being flexible, as well as open to new ideas, maximises the potential in your property.

New build properties by our residential architect in Leeds and Yorkshire

Building a new house is incredibly exciting. It’s a fantastic way to truly personalise the place you live, brick by brick, and cuts out the need for compromises.

There are huge challenges along the way to overcome, not least finding the right plot of land. As a residential architect in Leeds with years of experience, we can even help with identifying the right location for your new home.

Often, the best approach is to decide where you want to live and then find some land for sale within it.

Often people will rule out land with an existing building, or which is an unusual shape or size. We say working with a sloping, or a long site, often leads to a more creative design. In turn, this can create a house with stand-out features.

Residential architect barn conversions in Leeds and Yorkshire

Barn conversions are an opportunity to create the ‘wow’ factor in your new house.

They offer a combination of the old and the new. And due to their very nature, barns are often situated in idyllic locations with fantastic views.

However, barns were never designed to be lived in, at least not by humans. In reality, a monumental amount of work is required to transform barns into houses. They need power, water and often, a roof, just to begin with.

It’s simultaneously important to be aware of the latest Class Q planning regulations around barn conversions.

Barn conversions can need a considerable budget and will present many challenges along the way.

In the long run, and with the right residential architect at the helm, they can achieve a stunning result.

We have recently finished working on this (pictured) barn conversion in Barnsley, which has created five bespoke properties.

Loft conversion and garage conversion in Leeds and Yorkshire

Our inexorable desire for more space means loft conversions and garage conversions are increasingly popular.

These often ‘dead’ spaces can become an integral part of your home, with the right design.

Both of these types of projects come with some limitations.
In the loft, space is restricted by the height of the roof and the design of your dwelling.

Garages are usually quite small to begin with and become smaller when you factor in the insulation needed.

Our top tip with these projects is to use them to create secondary spaces, for a playroom, a den, a downstairs toilet or an office. They are usually unsuited to housing a primary space such as a kitchen or main living room.
