Ling Lane

Situated on one of the most desirable streets in Leeds, Ling Lane has a host of luxury properties.

Our client bought their house that was in significant need of help to bring it up to date with modern family living. Not only did the internals need a full refurbishment. The layout did not work for how the new owners wanted to live. Nor was there was enough space for all of the family requirements.

Working with the client to understand their specific needs. We created a bespoke designs for the house. This included extensions to the side and rear. Along with remodelling the layout and a full refurbishment.

The two most significant parts of the remodelling to the existing house were the hallway and kitchen.

We opened up the first floor landing to create a double height space as you come into the house. While also installing a new stair and amending the access to the rooms surrounding it. This gave a much better flow to the layout and also a more impressive feel on entering the property.

The previous kitchen and dining room were separate dark rooms with poor connection to the outside. The new design moved the kitchen to the front of the property, and then opened up the space to the rear. The space was then made larger with a single storey rear extension. This created a large front-to-back kitchen-dining-living room. The sliding doors in the extension give much needed direct access to a new patio and the garden.

Further accommodation to the ground floor includes: playroom, gym, utility WC, store and double garage.

On the first floor the new designs needed to allow for enough bedrooms for the family and guests, plus a home office.

To accommodate these requirements a first floor extension was constructed above the existing double garage.

The new layout has 5 double bedrooms. The spacious master bedroom has a walk-in-wardrobe and en-suite. Additionally the family’s 2 daughters have their own en-suite bedrooms. Further first floor accommodation includes; a guest bedroom, 5th bedroom / office, house bathroom and laundry room. Along with generous landing area

Finally, the property throughout has new heating and electrics, including solar panels to the roof.

The transformation of the property has given our clients the dream home they have always wanted.
