The property was an unloved, very run down and dated 3 bedroom, 1 bathroom 1960’s redbrick detached house in north Leeds.
Studio J worked closely with the client to take their ideas for a modern home with large rooms, clean lines and high end finishes and bring it to reality. A 2 storey extension was added to the side and rear to provide much needed additional accommodation, doubling the original size. The whole house was then finished in a crisp white render; slate roof tiles and grey aluminium windows and doors gave the desired modern look.
The existing internal layout was remodeled including re-positioning the stair and opening it up above to create a light and airy circulation space. Bi-fold doors were used in the large kitchen-diner to create a close link with the newly landscaped garden. The final accommodation consisted of 4 double bedrooms, the master with walk-in dressing room and en-suite, a luxurious house bathroom, generous living room, kitchen-diner, utility room, downstairs WC and garage. Although very crisp and modern the finished house is still a warm and inviting family home thanks in part to the stylish yet practical internal decoration and furnishings.
The house also has sustainable credentials; it uses a high specification zoned underfloor heating system throughout, keeping the rooms at a constant temperature while using a low heat. A rainwater harvesting system has been installed with a large tank submerged under the front garden which is used to flush all the toilets and washing machine. Specification for the building materials was also important, such as the roof tiles being made from 80% recycled materials and a high performance insulation to reduce heating needs.
The project has been featured in House Beautiful magazine, September 2013, and The Yorkshire Post magazine, Jan 2013 as an example of how to create a great modern family home.
