As an experienced architect, we have secured planning permission for hundreds of developments. This recently includes successfully taking over a complex project that had been subject to long delays.
Here’s our insight into how we balance the requirements of clients and planners to create a right-first-time design.
There is no substitute for experience. Our team has worked on over 750 architecture projects across Leeds, Wakefield, Yorkshire and beyond. We know how to carefully balance the requirements of our clients with the many regulations local authority planners are bound by.
As a solutions-focused Leeds architect, we work with challenges. Sloping sites, listed buildings, greenbelt land – you name it, we’ve cracked it. Planning regulations evolve, and we make sure to stay on top of all the new developments. And while we embrace the latest VR technology in architecture, our hard-won knowledge is at the foundation of every design we create.
After so many years, we have naturally built up long-term relationships with local planning departments. This facilitates an understanding of what planners need to see in a design before it can get the green light.
We’ve just secured planning permission for an exciting new project. The scheme will turn part of a former magistrates’ court in Wakefield city centre into seven studio flats.
Before Studio J became involved, the project had been subject to long delays of around 18 months when trying to secure planning permission. That included an unsuccessful appeal. But in just a few months, we were able to turn that around.
Our team created top-quality, detailed drawings with colour 3D views, so the planners could truly visualise the finished project. Listed buildings surround the building on three sides, and it sits within a conservation area. This adds new layers of complexity. Our team collaborated with planners to ensure the right materials will be used, all policies adhered to, and that the historic integrity of the area will be respected.
The site’s current frontage is also lacking in curb appeal. Our design works sympathetically with the historic surroundings. It also creates a new frontage offering a more aesthetically pleasing, and private, entrance to the eventual end user. Securing planning permission means the developer will not lose any further rental income to delays.
The next step for our Leeds architect team is to create detailed construction information and building regulations approval. Allowing work to begin on site as soon as possible.
We know there are cheaper building designers on the market. However, we stand by the quality of our work, our knowledge of local areas and our understanding of the planning system. Architect is a protected title, taking many years of studying to be able to use it. We proudly hold the globally recognised gold standard as a RIBA chartered practice. This powerful combination delivers effective results.
Although the initial cost of our services may be slightly higher than some, our plans will always be tailored to each client’s specific needs, combined with cost effective designs. We won’t charge you for services you don’t need. And in the long run, there are many savings to be had when work presses ahead without long delays or multiple hiccups.
After a brief chat, we often provide a guide quote for your project, followed by a detailed scope of works. This means there are no hidden or upfront costs.
We’d love to chat about how we can help your architecture project secure planning permission and become a reality. Get in touch with the team to ask our Leeds architects more.
