Looking at these falling-down barn buildings in County Durham, you’d never anticipate they were Grade II listed, or that they could become a family home.
Both things are true. This cluster of agricultural buildings dates back to the early 19th century and still has the old stalls previously used for livestock inside. They are situated around a courtyard, retaining stone-built original features and timber roof trusses, and back onto extensive green fields. The buildings have not been used for some time and are no longer fit for purpose.
However, a Grade II listed building is of special architectural or historic interest, warranting every effort to preserve it. These buildings include a granary, Dutch doors and arched openings which contribute to the character of the countryside.
At 526m2, this property is Studio J’s biggest individual luxury barn conversion to date. Once complete, the dream luxury property will have five bedrooms, four bathrooms and an indoor swimming pool in a side projection.
On arrival, the family and any visitors will pass through a double-height entrance hall designed to create maximum impact.
There will be extra living spaces and lifestyle rooms such as a cosy library, home office and boot room.
Two of the bedrooms and a seating area sit together in an annexe, to be suitable for multi-generational living or for visitors coming to stay in this picturesque rural area close to Barnard Castle. Many of the rooms look into the courtyard, while there is also parking for four cars, a substantial garden and access to open fields.
We love working on barn conversions, which for architects are something of a blank canvas for imaginative design. But this must always be done sympathetically and while treading a careful balance. Above all, the building is listed, so changes are limited in their scope.

Restrictions include using certain materials as well as retaining particular features of the buildings. This helps us decide where rooms should go. We ensure they have the best relationship to each other for seamless living and views appropriate to their use.
This project is being carried out for a developer. So we made sure to retain some flexibility for bespoke changes which can be made for the end occupant – all while appealing to people who are in the market for a luxury home.
After that, it was also important to ensure the project was viable for the developer financially as well as being attractive.
