Your guide to planning permission – stage one
Every project starts with initial planning and design.
At this stage, we define exactly what you’re going to build and establish the overall scope of the project. We answer practical questions, such as whether a bedroom is large enough for a double bed.
We also specify external materials, such as brickwork, render and roofing materials, before preparing your planning application.
Once the plans are prepared, they are submitted to your local authority to be considered and hopefully approved.

Although securing planning permission is a major milestone, it’s only one part of delivering a successful home project.
Building regulations are the next phase of your project
Once you’ve secured planning permission, it’s time to focus on building regulations.
This stage covers the technical details that ensure your project is safe, energy-efficient and compliant. We produce detailed construction drawings and specifications covering everything from insulation requirements and U-values to structural elements.
Building regulations also cover everything from fire doors for a loft conversion to the need for new bathrooms to have extractor fans with an external duct. Depending on the project, there are a whole host of building regulations to consider and make sure your design aligns with.

This is what most people think of as the fun part of the planning permission process. Together we’ll refine every aspect of your home, from lighting layouts and electrical sockets to data points, the location of radiators and underfloor heating.
We’ll also consider different types of flooring and think about how you’ll use each space every day.
This phase can take time, but it is far more effective to get this right now, rather than changing things once building has commenced.
